Joe Sanchez
Veteran. Builder. Developer. Rocky Point local by marriage and by choice.
“I build here because my family lives here. Every house we put up is in my own town, next to my own neighbors.”
Joe Sanchez first came to Puerto Peñasco in 2001, on a family trip with his mother and stepfather just before shipping out with the U.S. military. That's where he met Myrna, a Puerto Peñasco native. They were later married on the Malecón.
Before Rocky Point became home, Joe served his country. He deployed for about eight months in support of Operation Enduring Freedom beginning in 2001, and later spent 15 months in Iraq. In Mosul he served as a media relations coordinator, running large-scale press events, training emerging local journalists, and leading a public awareness campaign across billboards, radio and newspapers. It was work that depended on clear communication between two cultures, and it still shapes how he runs a job site.
After the service, Joe and Myrna lived in Chicago, then moved back to her hometown of Puerto Peñasco, where they are raising their three children. Joe saw the same problem again and again: Americans who loved Rocky Point and wanted to build, but had no one they trusted to manage it from across the border.
Why he started Rocky Point Home Builders
Joe founded Rocky Point Home Builders to be that person. A bilingual, American point of contact who lives here, knows the local contractors and officials, and treats your budget like his own. For 15 years the company has designed and built custom homes across Puerto Peñasco, from Las Conchas to Playa Encanto.
Teaching Americans how to buy and build here
For years Joe has been one of the people Americans turn to when they want straight answers about Mexico. He writes a regular column for the Rocky Point Times, covering what it really takes to buy, own, build and sell here: bank trusts, closing costs, property taxes, permits, and the questions people are often afraid to ask.
He has also built a free library of more than 80 plain-English guides on buying and owning in Rocky Point at rockypointrealestate911.com. His rule is simple: an informed buyer makes a better decision, and a better client. It's the same approach he brings to every build, with no surprises and nothing buried in the fine print.
Builder, developer and broker
Today Joe is also the developer of Viviente at Sandy Beach, a gated oceanside community, and a real estate broker with Team Sanchez at RE/MAX Legacy. That means he sees every side of a Rocky Point home: the lot, the build, and what it's worth when it's done.
